Basement framing requires a proper layout before the installation of floor plates. We work with our clients to map out the desired layout of walls, pot light positions, outlet positions, smoke detector placement, bathroom design, tv blocking, door sizes, and then we will begin. First, we chalk the floor plan on the concrete floor, lay a poly vapour barrier (floor poly) underneath the floor plate to protect the spruce pine fur from any moisture from the concrete. Then we level the top plate, and begin filling in the studding on 16″ on centres to allow for drywall board installation. Following the wall installation we will analyze the ceiling joists to determine if a grid must be installed before drywall installation. If floor joists are out beyond 1/4″ every 12″, 16″, or 24″ either ceiling shimming must be installed or a metal drop ceiling grid (for drywall board). Following the diagnostic, all bulk heads to hide ductwork, plumbing, and electrical lines will be built by consulting with our client the design. We then ask if the client is interested in one of our specialty California Textured ceilings.
